James Pettit is the fourth son of Increase Pettit and his wife Martha (Eldert) Pettit. He was born in Hempstead, Long Island, now Nassau County, New York. He married Mary Ann Sealey, the daughter of James and Martha (Smith) Sealey, 28 February 1793. Mary Ann Was born 30 October 1771 in Hempstead, Long Island. James was 36 the year of their marriage, and Mary Ann was 22. It may be that the disruption of the American Revolutionary War was the reason for his late marriage, since nearby New York City was occupied by the British military forces from August 1776 through November 1783.

Mary Ann Sealey died 22 January 1849 in Salt Lake City, Territory of Utah. Mary Ann emigrated West with the Mormon Pioneers after she joined the Church of Jesus Christ of Latter-day Saints in the early 1840s. After the death of her husband James Pettit in 1846, she joined her eldest son James Pettit (Jr) and his family in Illinois and Iowa and then traveled overland with her son and his family to Utah in 1848 when she was 76 years of age. She died in Salt Lake City less than six months after arriving in Utah Territory. Five of the Pettit children became Latter-day Saints and eventually all five left Long Island to join the Mormon community in the Mississippi Valley and later in Utah. In addition to the five children of James and Mary Ann (Sealey) Pettit who became Latter-day Saints, they had an additional five children who did not join that denomination, and those five remained on Long Island.

On 28 March 1826 James Pettit purchased the "Parsonage Farm" in what then was South Hempstead. Today the Parsonage Farm is on the boundary between the communities of Baldwin and Oceanside in the Town of Hempstead, Nassau County, on the South side of Long Island. The land known as the "Parsonage Farm" was originally given to the community church in Hempstead in 1682 by agreement of the Hempstead town residents at that time. The farm or "glebe" was for maintenance of the minister and for upkeep of the building in Hempstead. The "Parsonage Farm," as it came to be known, was located seven miles south of the village of Hempstead. Parsonage Creek and Parsonage Cove on the south side of Long Island are still reminders of the location of that original Parsonage farm. The Parsonage Farm consisted of some 100 acres. When the church found it necessary to sell the property in the 1820s, James Pettit purchased the land for $2,235. Pettit was 69 years of age when he purchased the farm. He passed away at the age of 89. James and Mary Ann Pettit's youngest son Ira Pettit acquired the property after his father's death. Ira, who was one of the Pettit children who became a Latter-day Saint, continued to own and manage the property until the early 1890s when he sold the land and moved to Utah.
