Descended from Elihu Yale, the founder of Yale University, Theo. graduated from Central High School in 1859 and attended Western Reserve College in Hudson, Ohio, Class of 1864. He graduated with second highest honors. During his tenure as a student at Western Reserve he joined Company B of the 85th Ohio during the Civil War. It was a hundred days regiment, and after serving Theo. returned to college. After graduation he performed service with the US Sanitary Commission.

Mr. Gardner then entered the Union Theological Seminary in New York City from which he graduated in May 1868. He and a group of seminarians ventured to Kansas to preach and Theodore located at Fort Scott.

In 1869 Theo. returned to Ohio and married Charlotte A. Gates, the daughter of the Hon. N. B. Gates of Elyria.
