"Dear Sir. When I was to see you at York conserning Lot No 23 in front Township of Walsingham L District you or your Clerke told me I must obtain a writing from Paul Dusten and there with other authority I could geth the east half of the said lot. Mr. Duten went down soon after to York himself and now tells us he has leased his land the whole and [ ] to Duchers the Same and Reclines Giving every writing what concerns him Sir. I wish you to write to us how to Proceed, must come to York with money or Rely on Mr. P. Dusten or must I seek a home Elsewhere. I have made every calculation to meet all instalments I can obtain the land we have paid out sums of money. Besideds amens site of hard Labour my Tender and decreped old Mother cannot thing of leving the place.

The other side reads; Erected to the memory of NANCY / Relict of the late Elder / S. NICHOLS / died / Nov. 4, 1892 / aged 87 years.
